Two-storey Townhouses, 1-over-1 Apartments & Townhouses over Commercial
A project consisting of all the materials. Adopting timber framing on the townhouses construction of new dwellings remained cost effective. Apartments and Commercial was about construction programme, and precast walls were selected as a feature cladding and main lateral structure with comflor spanning between structural steel over Commercial space.
The selection of materials was not one that suited the ground conditions, TC3 – Liquefaction Risk high, however with value engineering and review of client performance brief, screw piles to a non-liquefiable layer was the best choice and allowed the construction programme to continue in stages throughout the site.
